Filthy and verminous premises

Filthy and verminous premises is a legal term for homes which are in a seriously dirty and unhealthy state.

Filthy usually means there is rotting food, or human or animal excrement (poo) inside the property.

Verminous means the property is infested with pests like mice, fleas, rats, or flies.

We will investigate reports of filthy or verminous premises. If necessary, we'll give advice to the occupier and any other responsible person, and signpost them to other agencies who may be able to help.

If the conditions are 'statutorily filthy' and pose a health risk or nuisance to the occupier or neighbours, and the person responsible can't or won't take remedial action, then a legal notice may be served to ensure that the necessary work is carried out.
